Edinburgh - Potsburgh Ct - externals

Overview of works

Internal and external assessments have been conducted to ensure the safety of Portsburgh Court, and the property has been deemed fit for full occupation.

From January to October 2027 during a 10-month programme, we are undertaking refurbishment works to the exterior of the property (on the top floors only - from floors 5 to 7) to remove the existing cladding and rendering and replace them with new and improved ones. This will further improve the fire safety of the building and maintain it for the future.

If you have any questions about this work, please contact the property team directly, either via reception, email or telephone.

FAQs

Which floors are affected?
Only floors five, six and seven will directly be affected with construction work when cladding and façade panels are removed and replaced. However, scaffolding will be installed across most of the property to ensure contractor safety.

Will scaffolding be outside my room?
To provide access to the floors where the works will be carried out, additional scaffolding will need to be installed around the building. We don’t yet have a confirmed plan of where scaffolding will be placed on the property, however we will confirm placement with residents closer to the time the works begin in January 2027.

Will contractors be entering rooms?
No. This programme of works is concentrated on the exterior of the property only, so contractors won’t need to access flats and bedrooms. There may be times when contractors enter the property, but this will only be in the reception area when updating team members on the progress of the works. If for any reason this changes, we will let you know as soon as possible.

How will my privacy be protected?
One way window vinyl is available on request, which ensures you are able to see out of your window, but contractors working at height outside your flat cannot see in.

What are the working hours?
Contractors will only be working Monday to Friday between the hours of 9am and 5:30pm, with no loud works before 9am. There will be no work during weekends and bank holidays, however we will let you know as soon as possible if this needs to change for any reason.

Will social spaces remain open?
Yes, as this programme of works is focused on the exterior of the property. If for any reason we need to temporarily close the social spaces, we will let you know as soon as possible.

How will noise be managed?
During working hours, there will be some noise disruption as part of regular construction work. However, we have asked contractors to keep this to a minimum. If you are affected by the works, please speak to a member of the team as soon as possible so we can discuss alternative solutions with you.

What happens if timelines change?
We don’t anticipate timelines to change again, however if they do, we will contact all residents as soon as possible to inform you of new updates to the programme of works
