The safety and wellbeing of our residents is our top priority. If we can make something better to our properties and our services for our people, we will.

That's why we will be carrying out significant external refurbishments to remove the exterior cladding panels and rendering at Trinity Square during the 23/24 academic year. 

The building is safe for occupation and we will strive to keep any disruption to an absolute minimum. However, as there may be disruption due to the works, we have introduced a discounted rate across our rooms at Trinity Square.

FAQs

How will the exterior works impact me?

We are working closely with our contractors to keep any impact to a minimum as much as possible, to ensure your experience with us is not disrupted. We have provided all residents with options in relation to their upcoming tenancy, including a reduced rent rate and the option to transfer tenancies to another Student Roost property in Nottingham. We are also providing residents with the option to have one-way vinyl installed on their windows, to allow them to see out while contractors are unable to see in.


As well as the above, we are also appointing a dedicated team member, whose focus will be on planning and hosting property events for our residents throughout the duration of these works, and being a key point of contact for our residents. Where possible, extra housekeeping and maintenance will also be appointed to ensure a clean and comfortable environment.

Is the building safe?

Following extensive assessments by our Health & Safety team, Estates team and an external fire safety expert, Trinity Square is fully safe to occupy.

We have various measures and systems in place to ensure fire safety. These are:

·       Fully addressable fire alarms and smoke detectors installed in all rooms, corridors and communal areas, which are tested each week;

·       A centralised fire panel connected to all fire alarms and smoke detectors in the property, to alert us of the exact location of a potential fire, which is further connected to an external monitoring station;

·       A comprehensive fire evacuation procedure;

·       Property team members on site 24/7 who have received fire safety training;

·       Fire blankets in every kitchen;

·       Fire doors which are regularly inspected;

·       Annual fire safety risk assessments conducted by a third party.

Is the cladding currently on the building dangerous?

We have robust procedures in place to ensure that our properties are completely safe for both residents and our team. However, if there’s something we can make better, we will. We closely communicate with the local fire service and council to ensure we are compliant with all their regulations. Following extensive assessments, Trinity Square is fully safe to occupy, and the works being undertaken are fully in accordance with the Fire Safety Act 2021 and the Building Safety Act 2022.

Why are you doing it if the building is safe?

We want to provide the best environment for our residents, and although the building is incredibly safe, if there is a way we can improve, we want to make sure this takes place.

The property in its current state and during the external works is absolutely safe and we always work closely with the local fire service and regulatory authorities to ensure we are fully compliant.

What’s actually going to be happening?

Scaffolding will be installed on the exterior of the building, to allow contractors to remove panels and rendering and replace with upgraded versions.

We will provide updates to residents on which flats will be affected each week as work progresses, via the dedicated web page for this programme of works.

How long is it going to take?

Work will begin in September 2023, starting with the installation of scaffolding, and will take place until February 2025. From December 2024, scaffolding will start to be removed and the property cleared.

Each part of the property has different amounts and sections of cladding and rendering that are being replaced, so some blocks may experience longer, or shorter, periods of work than others. Our residents will have a dedicated team & hub that they can visit to keep up to date on the programme of works.
